GeoEstate completes The Beacon Makati with Amorsolo Tower top-off
MANILA, Philippines – GeoEstate Development Corp. (GEDC) completed its maiden project, The Beacon, with the topping off of the high-rise residential resort’s third and last tower last Oct. 30.
The completion of The Beacon, located at the corner of Roces, Arnaiz and Amorsolo avenues in Makati, marks a new and important milestone for GEDC on its 8th anniversary this year. It establishes GEDC’s reputation as a trustworthy property developer. The top-off, allows GEDC to ride the momentum of the other two towers’ successful unit sales ahead of the Amorsolo Tower units’ scheduled turnover in the second quarter of 2017.
The Beacon has one of the highest occupancy rates among condo units in the same price category at 94 percent despite the Arnaiz tower only recently being turned over, GEDC chairman Francisco H. Licuanan III said, referring to the Roces and Arnaiz towers.
“High occupancy means a living, vibrant community,” Licuanan said.
Aside from enjoying a good product, The Beacon homeowners are also benefiting from the excellent investment. The prices per square meter of units have appreciated by 56 percent since launch while rental yields are 7.5 percent to 9.8 percent of current market value, according to Licuanan.
“Financially, high occupancy not only earns current income to investors, it also keeps rental yields and resale values up--protecting both current income and asset appreciation,” he said.
Licuanan attributed the remarkable market reception to the trust put by homebuyers on the company when it was just a newcomer eight years ago.
“The company’s record of successfully completing its projects and religiously meeting its commitments as to quality, delivery time, customer service, etc. is critical in the investment decision making process,” Licuanan said during the anniversary party. “As a new developer, we had none of that. In essence, all we could show you were pretty pictures and a promise. Yet, you had faith in us and entrusted your hard earned savings to us. For that, we are profoundly grateful.”
GEDC started construction of The Beacon’s 44-storey Roces Tower in 2007 and completed it in 2012. The 50-storey Arnaiz Tower was completed in 2013. The 44-storey Amorsolo Tower started construction in 2014.
The Beacon’s affordable units are fully-furnished with a finish highlighted by big tiles and a kitchen fitted with a granite counter top, cabinets, range hood, and electric range. The toilet and bath features a shower enclosure.
Also drawing homebuyers to The Beacon are its generous amenities and favorable location.
