DMCI Homes’ One Castilla Place information center inaugurated

MANILA, Philippines - DMCI Homes has inaugurated the information center for One Castilla Place, a 29-storey residential condominium to rise on Castilla St., Barangay Valencia, Quezon City.

DMCI Homes marketing manager, Jan Venturanza and project development manager, April Bernal led the ribbon cutting and blessing ceremonies on the ground floor of PACE Building along Granada Street, near Greenhills Shopping Center.

The sales office reflects the modern minimalist design of One Castilla Place to give homebuyers the feel of the resort-themed community, which begins construction soon. Its reception counter, elegant lounge area with a large high-definition TV, two client booths and restrooms provide friendly and comfortable customer service.

The Information Center is complete with a two-bedroom model unit for a walk-in experience of One Castilla Place. There is a scale model of the T-shaped building offering a 3D view of its interior and exterior.

In-house interior designers Marielle Capistrano says she used black and white color schemes and custom-built lighting to bring out the simplicity and relaxation characteristics of a modern minimalist design.

Bernal says the generous amenities in One Castilla Place are one of the distinct features of the gated community along Castilla Street.

“The ground floor of One Castilla Place is all amenities. There are no units. This evokes a grand sense of arrival, a signature feature in DMCI Homes high-rise developments,” she says.

Indoor amenities include a reception lobby, entertainment room, game room, fitness gym, convenience store, laundry station and water refilling station. Outdoor amenities include a lap and kiddie pools, Sky Lounge and Sky Park.

The Sky Park on the top floor of the tower is a unique feature of One Castilla Place. Venturanza says that in other condos, the rooftop has blockage in the center, where the water tank or elevator core is usually positioned. In the design of the One Castilla roofdeck, it is a large area where the center has no obstruction, he says. As with all the DMCI Homes developments, One Castilla Place employs the design innovations, according to Mr. Venturanza.

“There is the cross ventilation of the units, which is rarely seen in other condominiums. There are windows by the door and on the other side where the bedrooms usually are,” he says.

Bernal adds, “When you are inside the building, there is still the outdoor ambience.” She is referring to the single loaded corridor in every floor and garden atrium for every five floors.

“In other condominiums, a two-bedroom unit is priced at P3.8 million and up. In One Castilla Place, our 48-square-meter unit is P3.2 million only below the adjusted Vat threshold,” Bernal says.

All one-, two- and three-bedroom units have balconies, stand-by power generator for 100percent full backup power in all units and common areas, provision for CCTV cameras, provision for utility meters and cable connections, and fire alarm and suppression system.
