Two more Phinma properties rise in metropolis
MANILA, Philippines - Phinma Properties, the leader in affordable medium and high-rise housing in the country, recently launched two new residential condominium projects located in two of the most progressive cities in the metropolis, Pasig and Muntinlupa. Arezzo Place is located in Pasig City, while Solano Hills is located in Muntinlupa City.
Phinma’s residential developments are presently concentrated in Metro Manila, where residents live closer to their place of work, school, and other conveniences and where transportation is readily available. Thus, they are able to spend more quality time with the family rather than in the daily commute.
“Some own a house outside Metro Manila, like Cavite or Laguna for example, but they go home there only on weekends, while they stay in their condominium in the city during the week,” Willie J. Uy, Phinma president and CEO noted. This also results in substantial savings in transportation cost, on gasoline as well as toll fees.
Affordability and high quality are Phinma’s strong selling points. Most of those who buy units actually live there rather than look at it as an investment. They appeal to the rental replacement market, Uy observed.
Families with a combined monthly income of between P18,000 and P30,000 can get a 30-sqm. unit at either Solano Hills, with an introductory price of P980,000 or Arezzo Place, at P860,000. Monthly payments are computed as low as P5,604, based on a loan value at P750,000 through Pag-Ibig for 30 years.
They are able to keep their prices down since they do not use contractors, thus eliminating the contractor’s mark up on the cost, Uy explained. They use a building system similar to that used in Singapore and Europe. Cement is poured every five meters, reinforced with high-grade steel, so that every wall is a load bearing wall. The cast in place technology makes use of pumping machines so that consistency and uniformity is assured. It takes about seven hours to finish per floor, and a building can be completed in 90 days.
Fast turnover allows buyers to move in within 6-12 months into a finished unit complete with utilities such as power and water. Build fast without sacrificing quality. Build in volume, no less than 700 units. Sell cheap. This appears to be Phinma’s winning formula.
Arezzo Place, located on a five hectares lot in Pasig, is Phinma’s largest project to date. The modern Italian-themed five storey walk-up was inspired by the province of the same name in Tuscany, Italy, the birthplace of the Renaissance. The layout of the four-phase development is centered on The Piazza, the main clubhouse where all the amenities can be found, and from where all else branch out, in the tradition of the Piazza Grande in the Arezzo province.
Solano Hills in Muntinlupa, with its rolling terrain and overlooking Laguna Bay, was inspired by Solano County in California. The three-phase development in the 2.9 hectare property sports a country lodge look. All the buildings have atriums with pocket gardens, stairwells and skylights for natural lighting, and an air well for ventilation. The low density development allow for more open spaces that provide a healthy environment.
Phinma also provides post project management. “We don’t just sell,” Uy remarked. The property management team takes care of preventive maintenance, unit improvement services, and even leasing management service. They are also community builders. They promote community living, where neighbors know each other and look after their common security. They organize events and encourage homeowners to be active members of a “happy community”.
