Magnolia Place offers well-rounded community for families

MANILA, Philippines - Once the gates are opened and units are turned over this month at Magnolia Place along Tandang Sora Avenue, young families will have a common place to gather within the heart of this emerging community in Quezon City.

Developer DMCI Homes considers the clubhouse the focal point of every development, as a functional and recreational structure that provides the means for its market of young families to achieve a wholesome lifestyle. As with every community, Magnolia Place will have its own clubhouse conveniently located near the center of this 3.29-hectare property as a place for residents to relax and lounge around, enjoy some bonding time and recreation, along with providing other services such as a fitness gym, convenience store, and multi-purpose function hall.

A tropical-resort theme was selected as the design concept for the community as this will satisfy the tastes of prospective residents, namely startup families, young professionals, and up-graders. This theme is presented all around the development but most strikingly at the clubhouse, as the residents’ common convergence point.

Architect Rina Soriano, DMCI Homes’ architectural design manager, said that every DMCI Homes clubhouse is incorporated with site-specific design solutions. In the case of Magnolia Place, they maximized the space allotted the clubhouse to more than 1,000 square meters.

“The Clubhouse has three levels, including a lower ground floor. Its façade and earth tone colors mirror the style of the entrance gate as well as the condo buildings to achieve uniformity throughout the development,” Soriano said. “For this we relied on Asian architecture that is free-flowing, infused with big windows and openings but with our own local touches such as louvers on the roof, cozy furniture and lush landscaping that reminds you of the tropics.”

The ground level of the clubhouse presents a vast open area that allows the entry of natural light and ventilation — a common attribute of DMCI Homes clubhouses. Comfortable seating areas extend the relaxed and free-flowing feel of the space. It also has an air-conditioned meeting room that can seat up to 12 people, with a storage room at the back that can be converted into a pantry.

On the lower ground level, more amenities can be found for residents’ use. A game room offers recreation options, while an entertainment room can be reserved for casual gatherings or private movie viewings. The property management office is located there to provide assistance to residents, while a convenience store, water-refilling station and laundry pickup station serve various household needs. Comfort rooms are also available for residents and guests using the clubhouse.

Residents can rent an air-conditioned, multi-purpose function hall on the second floor for various social and corporate functions. It has a bar and kitchenette that can be used for banquet facilities. On the same level is a fitness gym that comes with its own male and female locker rooms with toilet and shower rooms. A deck above the canopy can also serve as a lounge and viewing area for enjoying scenes around the property.

Less than a year since the project was launched in 2009, the clubhouse was completed ahead of schedule in anticipation of the turnover of Magnolia Place’s first two buildings in February: Liana and Verawood. This community of 12 medium-rise condominiums is strategically located along Tandang Sora Avenue near Quirino Highway and Mindanao Avenue — accessible to important institutions of business, recreation, religion and education.

According to Adam Trinidad, DMCI Homes’ project director, finding the right balance between design and function is the challenge for DMCI Homes when it creates plans for every development. He added: “We are always looking for ways to satisfy our target market based on their needs and wants, lifestyle and personality. Project specifications are devised with the intent of providing these families a safe and comfortable place they can call home. With the clubhouse, we are providing them with an extension of their home, where they can strengthen family rapport and enjoy opportunities to have a well-rounded community.”
