DMCI builds its 2nd community in Quezon City

MANILA, Philippines - When DMCI Homes acquired a 3.2-hectare property in northern Quezon City, some were puzzled about how the developer would fashion a decent condominium community within an irregularly shaped and modestly sized property. But for this triple A builder-developer, it was a challenge that would further demonstrate their commitment to providing a medium-density dwelling for their market of under-served middle-income workers. 

The project site has all the attributes to support a thriving condo community — an excellent location on Tandang Sora Ave. Extension, which is accessible to different establishments, a quiet neighborhood, and a unique character that would put a soul into the community and its future inhabitants.

From this concept, Magnolia Place was born. The aptly named development would span a property that follows the contour of a creeping vine.

“According to Gaudi, there is no straight line in nature, which inspired us to create something beautiful from the property,” said Lorenzo Raule, DMCI Homes project development manager. “The unique shape of the lot evokes an organic theme so from there we came up with the concept of transforming the land as a feature that is integrated into the natural environment. Our theme will be tropical.”

 “There won’t be any waste of space within the property. Every nook and cranny will get its own tasteful addition of a pocket garden or amenity area spread out evenly throughout Magnolia Place. This means that wherever they turn, residents will feel like they are living close to nature and far from the city,” Raule added.

This proposition has already attracted a number of buyers from around the area who are upgrading to a condo home. DMCI Homes is also fulfilling its commitment to provide residents of northern Quezon City — working in and outside QC — a chance to live in a home that opens up to refreshingly themed gardens and greenery, espousing inspiration and relaxation to every resident. Magnolia Place is the second DMCI Homes community to rise in Quezon City, following the success of The Manors at Celebrity Place.

Ma. Nenita Noscal, DMCI Homes landscape manager, discussed the impressive attributes of the tropical-themed landscapes and design concept: “Upon entering the property, residents will be welcomed by a lavishly adorned curvilinear tree-lined driveway which is a half-kilometer long. It features a tree-lined avenue, walkways, and a special street paving perfectly complemented by a wide variety of flowering vines and colorful planting strips in its entire stretch.”

Tree species to be used will mostly likely be the canopy type, such as acacia, flame tree, golden shower, and African tulip. Landscaping accents include tropical palms, plants with broad leaves, and colorful flowers. At the end of the road, there will be a water feature that supports the feel of a tropical oasis in the middle of the city.

Surrounding the residential buildings will be amenity areas such as the clubhouse and basketball courts, and three types of themed gardens: the Rock Garden, which will teem with boulders, pebbled walkways for foot therapy, and rock wall features with hanging plants and creeping vines; the Earth Garden, which is a landscaped area with earth mounds of different heights covered with grass for children to climb and roll on; and the Wood Garden, a park with a tree-house made of wood atop a grassy landscape with seating areas made of wood stumps. A bamboo fence will surround the area.

Every building frontage will also be adorned with creeping vines of different colors. This organic atmosphere will provide a tranquil and relaxing effect to its residents. About 60 percent of the entire land area will be dedicated to open spaces and common areas including amenities, gardens, water features, and roads — all complementing the goal to invigorate and inspire the lives of residents while insulating the place from the chaotic frenzy of urban life.
