Pag-aaral: Metro Manila isa sa may 'least affordable' housing sa Asia-Pacific

MANILA, Philippines — Metro Manila ang isa may pinakamataas na "home affordability ratio" sa Asia-Pacific region, ayon sa pag-aral ng Urban Land Institute (ULI) kamakailan.

Lumabas kasi sa kanilang 2024 Asia Pacific Home Attainability Index na mas malaki nang 25 beses ang "median home price" sa National Capital Region kumpara sa "median annual household income."

Sinusukat nito kung gaano kahirap magkabahay sa isang lugar oras na ihambing ang presyo ng mga tirahan sa taunang sahod ng mamamayan.

Narito ang top 10 lugar na may pinaka-unaffordable homes sa mga sinuri ng ULI:

  • Shenzen, China: 32.3
  • Beijing, China: 28.7
  • Ho Chi Minh City, Vietnam: 25.3
  • Hong Kong, Hong Kong: 25.1
  • Metro Manila, Philippines: 25.0
  • Hangzhou, China: 24.3
  • Shanghai, China: 23.6
  • Nanjing, China: 22.7
  • DKI Jakarta Houses, Indonesia: 22.3
  • Bangkok, Thailand: 21.0

 

 

Napag-alaman ding public housing sa Singapore ang pinakamadaling makuha. Lumalabas kasing mas mababa sa limang beses ng median annual household income ang median price ng Housing Development Board (HDB) units. Binubuo ng HDB ang 90% ng total housing stock sa naturang city-state.

Isa lang ang Metro Manila sa 48 lugar na sinuri mula sa Pilipinas, Australia, Tsina (kasama ang Hong Kong), India, Indonesia, Japan, Malaysia, Singapore, South Korea, Thailand at Vietnam. 

"In addition to measuring home attainability for both home ownership and rentals in relation to median household income across 48 cities, the report has also identified key trends and factors affecting home attainability in the Asia Pacific region, which represents 60% of the world with a population of 4.3 billion people," ani ULI Asia Pacific chief chief executive office Alan Beebe.

"By identifying key factors impacting housing supply and demand, we can work towards advancing best practices in residential development and to support ULI members and local communities in creating more equitable housing opportunities for all, aligned to our goal at the ULI Asia Pacific Centre for Housing."

Metro Manila pinakamahal renta

Kung housing rental ang pag-uusapan kada buwan, Japan at South Korea ang may pinaka-affordable na housing (maliban sa Tokyo at Seoul).

Nasa pagitan lang kasi ng 18% hanggang 25% ng monthly income ang renta sa South Korean cities, maliban sa capital.

Nasa pagitan naman ng 14% hanggang 16% ng median monthly household income ang renta sa mga naturang Japanese cities.

"Conversely, rent in cities in the Philippines are least affordable, with median monthly rent to median monthly household income near or above 100%," dagdag pa ng key findings ng ULI.

Metro Manila ang may pinakamataas na minimum wage sa Pilipinas sa P610/araw. Ito'y kahit na P1,192 ang kinakailangang kita ng pamilyang may limang miyembro, ayon sa IBON Foundation.
