DMCI Homes begins new chapter in historic district

MANILA, Philippines - A rich vein of history throbs at the old district of Las Piñas, referred to as the city’s “Historical Corridor.”  Spanning an area composed of Brgy. Manuyo, Daniel Fajardo, E. Aldana, Ilaya, Pulang Lupa, and Zapote, this district has been preserved and refashioned to reflect a Spanish theme, reminiscent of a well-regarded practice in European countries to preserve their old cities.

As one of the earliest settlement sites during the Spanish era, the former barrio of Las Piñas continues to pay homage to its past through this Historical Corridor.  At one corner of Zapote though, a prime tract of land is undergoing its own redevelopment, from a venue for industry into a residential property that will soon host a thriving community of young families.

This 1.8-hectare of land has been acquired by the country’s leading developer of resort-inspired communities, DMCI Homes.  The residential condominium project’s name is also a sentimental reference to the Spanish vibe: “Maricielo Villas.”

For the city of Las Piñas, Maricielo Villas is already the developer’s second project after the successful Ohana Place, located on the other side of the city, along the Alabang-Zapote Road.  On the other hand, Maricielo Villas will rise on the corner of Quirino Ave. and Casimiro Avenue, to service the prospective market of residents and upgraders around the area.

This is in line with DMCI Homes’ vision of expanding its presence in different areas around the greater metro, to fulfill the growing demand for an inspiring home environment, for the underserved market of young professionals and start-up families.

Reynaldo Salazar, DMCI Homes Director for Business Development, acknowledged that their company is currently enjoying an esteemed reputation in the industry, especially among land owners interested in selling their property.  This has become beneficial to DMCI Homes’ initiatives in land banking and acquiring properties such as the present site of Maricielo Villas.

“We acquired this property which was previously owned by Francisco Motors from the bank.   We are actually lucky to secure this land because we do not have too many big properties left within Manila.  At the same time, the price of real estate has increased by up to 20 percent in the last couple of years because of the boom in the sector, so we are constantly facing these challenges every time we look for properties,” he explained. 

Salazar also attributes the positive image of DMCI Homes to its untarnished track record of more than 10 years in the industry.  “The land owners see what we do and they are impressed with our projects.  They are confident that we will settle our financial obligations to them unlike some unscrupulous developers,” he added.
