Modan Lofts Ortigas Hills, Northscapes San Jose del Monte nilunsad ng PH1 World Developers
MANILA, Philippines — Nilunsad ng PH1 World Developers (PH1WD) ang dalawang bagong proyekto sa Greater Manila Area: ang Modan Lofts Ortigas Hills sa Taytay, Rizal, na nangako na magbibigay ng "extra space at no extra cost" sa mga residente, at Northscapes San Jose del Monte, isang energy-efficient community sa Bulacan.
Ipinakilala ng PH1WD ang mga bagong proyekto na may kabuuang halaga na halos P11 bilyon sa isang grand launch na ginanap noong Setyembre 29 sa The Blue Leaf sa Quezon City.
Ayon sa real estate arm ng Megawide group, layunin nila na “i-disrupt” ang industriya ng real estate at karaniwang paraan ng construction gamit ang “innovation and engineering technology” sa kanilang mga proyekto.

Megawide, ang parent company ng PH1WD, ang responsable sa disenyo at konstruksyon sa dalawang proyekto. Kabilang sa mga proyekto ng Megawide ang Cebu-Mactan International Airport, Clark International Airport, Parañaque Integrated Terminal Exchange (PITX), at Metro Manila Subway Project.
Modan Lofts: ‘Extra space at no extra cost’
“Extra space at no extra cost” ang alok ng Modan Lofts Ortigas Hills sa Taytay, Rizal para sa mga residente. Ang gusali na may tinatayang halaga na P8.7 bilyon ay may loft units na may “modern minimalist” design na bagay para sa mga pamilya at nagtratrabaho sa syudad.
Mayroong 986 residential units sa isang lote na may sukat na mga 16,500 sq m. May studio, 1-bedroom, at 2-bedroom units, sa presyo mula P5 milyon hanggang P10 milyon kada unit.
Ang “extra space” sa bawat unit ay naging posible sa “Add-Loft Technology” ng kumpanya, na dinevelop sa tulong ng Megawide.
Paliwanag ni Spike Ching, PH1WD AVP ng Project Development: “Add-Loft increases the total volume of livable space by up to 38% through a specific loft structure that maximizes the high ceilings of each unit. It offers residents the freedom to customize their living spaces and maximize functionality in each unit based on their needs and lifestyle.”
Kasama sa mga benepisyo ng residente ay ang extra floor-to-ceiling height dahil sa karagdagang loft space sa bawat unit; at mga pre-installed features tulad ng air conditioning, cabinet, at range hood, na karaniwang hindi kasama sa mga package ng condo unit.
Halos 71% ng units sa Tower 1 ay nabenta na, habang ang ikalawang tower ay bubuksan ngayong taon.
Bukod sa Modan Lofts Ortigas Hills, mayroon ding ibang proyekto ang PH1 World Developers tulad ng The Hive Residences sa Taytay, Rizal, at ang My Enso Lofts sa Timog, Quezon City. May proyekto rin silang itatayo sa Pasig City.
Northscapes San Jose del Monte: ‘Energy efficiency for Filipino homes’
Ni-launch din ng PH1WD ang kanilang unang horizontal housing development na Northscapes San Jose del Monte (SJDM), isang 337-unit development sa Bulacan na may tinatayang halaga na P1.9 bilyon.
Sa land area na higit 46,000sqm., energy-efficient community ang Northscapes dahil sa mga eksklusibong green home technologies ng PH1WD: SolarSave solar panels, ResiShade tinted windows, at TropiCool insulated walls. Posibleng may P45,000 savings kada taon ang mga residente dahil sa mga features na ito, ayon sa mga taga PH1WD.
Ayon kay Eric Gregor Tan, general manager ng PH1 World Developers for Horizontal Developments: “Northscapes San Jose del Monte is our foray into horizontal development. We want to show that an energy-efficient home with actual savings on daily expenses is accessible to every Filipino. Not only that, through Megawide’s first-world engineering and construction expertise, we will be able to deliver top-of-the-line precast structures with extra features such as insulated walls and heat-resistant windows.”
Sa tulong ng SolarSave, lahat ng mga unit sa Northscapes San Jose del Monte ay magkakaroon ng solar panels na may kapasidad na 2.25 kW. Dahil sa TropiCool at ResiShade, ang mga bahay ay mas mapo-protektahan sa init. Lahat ng utilities ay ilalagay sa ilalim ng lupa. Solar-powered din ang mga streetlights at amenities.
Ang mga unit ay single-attached na Elia, end-unit townhouse na Salana, at middle-unit townhouse na Alba. Lahat ng units ay may dalawang palapag at may tatlong kwarto, at ang presyo nila ay mula P3 milyon hanggang P8 milyon.
Ayon kay Tan, magkakaroon ng electric shuttle para sa mga residente upang mas madaling ma-access ang mga lugar sa lungsod, tulad ng istasyon ng MRT-7, malls, at iba pang commercial areas. Malakas ang demand at malapit nang umabot sa 70% ang nabenta bago ang grand launch.
Ang susunod na proyekto ng horizontal development ay nasa south ng Metro Manila, Trece Martires, Cavite. Mag-e-expand din ang PH1 World Developers sa labas ng Luzon. Naghahanap sila ng proyekto sa Visayas, partikular sa Cebu.
