"This practice is unacceptable as it will inevitably disrupt the planned building massing and development density of the Bonifacio Global City," Tiñga said.
He ordered the citys building officials to clarify reported plans of developers seeking additional floor area ratio (FAR) to increase the allowable gross floor area (GFA) of their lots.
The order was made after two major developers made an application for additional FARs.
City building official Joselito Mastrili immediately wrote to the Fort Bonifacio Development Corp. (FBDC) to stress that any modification in FAR allocation is a deviation from the approved master plan and must be submitted by FBDC to the city government for review and approval prior to implementation.
"The ratio is an integral part of the Design Standards and Guidelines of Fort Bonifacio and was established in order to control development density within the Global City," Mastrili said.
He pointed out that these development controls are part of the master plan approved by the city government through SB Resolution 46.
"The FAR of each lot should be strictly followed in order to maintain a cohesive and logical visual corridor within Fort Bonifacio. A deviation from the approved master plan through the arbitrary reallocation of FARs will result in over buildup in some areas while leaving other parts of the Global City underdeveloped," Mastrili added.
