Lucky Chimes condo to rise in Greenhills

MANILA, Philippines - Robinsons Land Corporation (RLC), Euromoney’s overall best managed company in the Philippines for 2013 and 2014, launches its first project in San Juan under its Robinsons Communities brand – Chimes Greenhills. This 40-story mixed-use residential condominium will offer comfortable and reasonably-priced living complemented by the good chi or positive energy of Annapolis Street.

The 372-unit Chimes Greenhills is the latest in the portfolio of Robinsons Communities, which caters to the mid-income market. “Affordability is the key component of Robinsons Communities. We offer attractive payment schemes and always indicate the entry level. Moreover, our condominium developments are located along the prime peripheries of the business districts or prime suburban areas,” explains Mybelle V. Aragon-GoBio, RLC senior vice president.

Location is a key factor in what sets Chimes Greenhills apart. It’s very easy to access the business and commercial centers of Quezon City, Makati and Bonifacio Global City via EDSA and other main thoroughfares. Annapolis Street is also a gateway to an extensive variety of shopping, dining and entertainment destinations in the neighborhood. The development is a comfortable walk away from the Greenhills Shopping Center, which is undergoing major redevelopment; Robinsons Galleria and Robinsons Magnolia. It is also accessible to world-class health facilities such as Cardinal Santos Medical Center, Medical City and Belo Medical Center and a host of exclusive schools and universities.

Aragon-GoBio says a substantial amount is needed to purchase a condominium in  a Greenhills development. “The current prices would be prohibitive for one who wishes to live in Greenhills. Chimes is the most affordable development in that that kind of neighborhood. Our unit offerings are sized differently from other developments there.” A Chimes Greenhills unit can cost as low as P2.1 million with a monthly amortization of P11,000 for a 21.7-sqm studio to P5.1 million for a two-bedroom 48.9 sqm-condo.

“Other Greenhills developers are tapping the A class. We are addressing a market untapped in the area—the upper middle and middle income groups. Our major competitors provide larger units while some have no studios. We have focused on efficient planning, allowing us to offer right-sized units at affordable prices,” says Teddy Bernas, senior director for business development of Robinsons Communities.

Architects Jonathan Gan and Conrad Erfe designed the project to harness the good chi. They chose the rods of the wind chimes as the prevailing motif in the architecture. The streamlined façade will be interspersed with glass and natural stone, accentuated with chime bars for good fortune.

This residential enclave will also include a Summit Hotel. “Summit Hotel would definitely lend further prestige to our residential building,” adds Aragon-GoBio. “We’ve had a successful model of such with the high-end residential condominium Galleria Regency which is atop the Crowne Plaza Hotel.”

The condominium will provide its own leisure amenities such as a game station and private theater. Residents can keep fit with the swimming pool and the fitness gym, which is equipped by Life Fitness, an American company famous for its high-performance treadmills, bicycles and exercise machines. Children can enjoy the kiddie pool and the Play Pod. Social gatherings can be held at the Sky Lounge or the Sky Garden on the top deck, which overlooks the Makati skyline.

In terms of value for money, Bernas takes pride that Chimes Greenhills hands over to the buyer more than what is expected from a mid-priced condominium. “We offer units that feature premium finishes, at par with higher-priced units, such as homogenous tile flooring, bedroom closets, granite counters, quality fixtures, overhead cabinets, range hoods and burner cook tops.”

Ferdinand Adriano, head of sales of Robinsons Communities, points out that Chimes Greenhills’ extra edge is the low density per floor, thereby providing future residents more privacy. There are 18 units per floor in the low zone while there are 10 units per floor in the high  zone.
