Anuva casts its resort-living charm

MANILA, Philippines - Gone are the days when condominium living merely means having a residential unit inside a tall building along a main road. Property developers have raised the standards for high-rise residences by adding amenities, open spaces and natural features so homeowners can have an extended comfort zone to recharge after a full day.

SOC Land’s Anuva, an eight-building residential community development along the East Service Road near the Sucat Interchange in Muntinlupa City, celebrated its resort  lifestyle during a grand open house on June 22. The vision of a relaxed, secured and comfortable city condo living already enthralled new homebuyers that day, as they look forward to living in their very own Anuva unit once the first tower is completed and unit turn over begins. One of them is 53-year-old Alejandro Refuerzo, who is based in Saudi Arabia for his work.

 â€œI envision coming home to a beautiful place,” says Refuerzo of Anuva after buying a 10th-floor one-bedroom unit. “It will surely make my next vacation here very enjoyable. My nephews and nieces from the US and Sweden will also enjoy vacationing here.”

With a new home in Anuva, Refuerzo says he no longer needs to travel to a resort when on vacation in the Philippines.  The master-planned community will include swimming pools, a lazy river, parks and playgrounds, gardens, bike lanes, jogging paths, gazebo, ponds, a lagoon and a lake. In addition, a clubhouse with function rooms and game room will be built.

Refuerzo saw the scale model of the Anuva in the sales office of SOC Land and loved the view of the amenities on the ground. There is also the scenic Laguna de Bay to the east.

He also likes Anuva because the units are reasonably priced and its location is just near the airport and his hometown in Cavite via the South Luzon Expressway.

Anuva’s sanctuary appeal is the reason businesswoman Nenita Alexander bought a one-bedroom unit on the 18th floor of the nearly complete first Anuva tandem tower.

 â€œI bought a unit because of the privacy I can get here,” says the 49-year-old Caviteña.

Anuva is secured by a perimeter fence and buildings have a limited number of units per floor ensuring low-density living. She also found the price of the unit reasonable compared to a similar property in Alabang that she checked.

Alexander also plans to rent out the unit to friends to generate income from her first property investment. This owner and operator of an elementary school and an entertainment bar wants to make her unit at Anuva a good business opportunity.

To date, 60 percent of the studio, one-bedroom and two-bedroom units in Anuva’s first tower have been taken up. There are other good reasons behind the enthusiastic response by homebuyers. The sight of the rising tower under construction assures property investors that their investment is already tangible, according to Gerry Arevalo, executive sales director of SOC Land.

Arevalo adds that once units become ready for occupancy, homebuyers can already enjoy the lifestyle amenities of their Anuva units by fully paying 20 percent of the price and amortizing the balance.

Abigail Arbis, SOC Land executive sales manager, says the squarish configuration of Anuva units make them look spacious.

She adds, “Usually, mid-rise or low-rise condos have drying cages on the rooftop. In Anuva, we have a laundry area in every unit.”

While an Anuva home is upscale, the price is not high-end. In fact, the price of a one-bedroom unit in another resort-themed community is twice the price of the same unit in Anuva.

Arevalo and Arbis say Anuva is safe for families, including children, because the roads are in the perimeter and do not run through amenity areas. Round-the-clock security is supported by CCTV cameras and roving guards.

For the many ways Anuva appeals to property investors, start-up families, professionals, overseas workers and other homebuyers, living there would surely be an exciting new beginning.
