MANILA, Philippines - Calmar Land Development Corporation (Calmar Land), one of the biggest property developers in Southern Luzon with over two decades of experience and more than 20 real estate projects in its portfolio, is set to embark on a large-scale expansion program with the announcement of its upcoming development projects — a medium-rise residential condominium in Mandaluyong City and a 29-hectare township development in Lipa City.
SETTING NEW STANDARDS IN CONDO LIVING
Cidades Park in Mandaluyong City marks Calmar Land’s foray into the condominium market, according to MaryBel Calayan, managing director of Calmar Land. Located in the residential and quiet side of Mandaluyong but still within the business district of Ortigas, Cidades Park is 10 minutes away from Makati and Bonifacio Global City.
The project features two 11-storey mixed-use condominiums with just seven floors of residential units, including 14 garden units, three podium levels, and podium amenities. Primarily intended for families and end-users, the units are one-bedroom, two-bedroom and three-bedroom cuts ranging from 51 to 118 sq.m. “There are only 210 units in all of Cidades Park,” Calayan adds, “we really put a premium on making Cidades Park a low-density and very exclusive condominium project.”
“The needs of our customers guide our development standards,” Calayan explains. Calmar Land promises to provide sensible and desirable living solutions to make the condo experience of city-based families more comfortable and welcoming. “In the case of Cidades Park, people need space so we’re offering space. People need a home that is livable, so we put daily living essentials like a working kitchen with more counter space, utility rooms even in the one bedroom units, provision for washer and dryer, a cable TV connection in every room, and more notably, 100 percent power supply backups.”
PROVEN FLOOD-FREE
In these times of unpredictable climate occurrences, Cidades Park is one of the few areas unaffected by debilitating floods that hit Metro Manila. “It will literally rise from one of the highest points in Mandaluyong City. Even during typhoon Ondoy and recent floods caused by heavy monsoon rains, there was nary a flood on our project site. Those who know can attest to the fact that the area where Samat Street meets Shaw Boulevard is almost uphill, especially when coming from other areas of Mandaluyong.”
Calayan says, “Our first clients, those who have expressed intent to buy units at Cidades Park, are family, friends and previous clients. Our family will also be living in the building so we want to make this a really nice project, one that we will be happy to associate our name with.” In the cutthroat world of Metro Manila’s condo development, the family/community-oriented gentility of Calmar Land is a breath of fresh air, as well as an assurance of good quality.
RE-SHAPING THE HORIZON OF LIPA
Neviarè will feature three private and exclusive subdivisions, commercial strips, land and cityscapes, residential lots ranging from 180 sq.m. to 280 sq.m, and house and lot units no smaller than 150 sq.m in floor area, which are ideal for families who wish to upgrade their lifestyle within a modern contemporary-inspired enclave. Each community in Neviarè will have its own gate, perimeter fence, and amenity area, masterplanned by world-renowned architectural firm, Palafox & Associates. The bridge connecting the provincial highway to the project site has already been built and completed by Calmar Land, signaling the start of land development.
Calmar Land’s expansion comes at a time of renewed dynamism in the local property sector. “There’s still a lot of growth for the real estate market,” says Calayan, who pursued graduate studies in New York, and has been a trained and experienced practitioner in real estate development, property management, brokerage, and tax and accounting in the U.S. “The Philippine economy is generally good. We are now enjoying historically low interest rates, plus we have an overseas Filipino market that seeks property investments back home. Real estate companies have also come up with payment terms that make unit/home ownership easier. All these are helping drive our property development sector and the cause of our optimism in our upcoming projects.”
