Developer banks on 'buy & sell' concept
CEBU, Philippines - In the midst of the booming real estate industry in the Queen City of the South, a developer banks on the delivery of Ready for Occupancy (RFO) units when selling as a competitive advantage in the business.
Kenneth King, Assistant General Manager of Juanito King & Sons, Inc., said in an interview that the “build and sell” concept makes King Properties distinct among other players in the industry.
Managed by the third generation King family members and guided by the second generation, King Properties is the real estate arm of Juanito King & Sons, Inc.
“I think what embodies most our virtues and core values as a developer is that we deliver Ready For Occupancy (RFO) units when selling. It shows our commitment to our buyers and our partner brokers and agents that we are here to deliver what we promise,” he said.
He further said that buyers can already identify where their investment is going once they venture in RFO units, making them worry-free since they have purchased homes that are already built and ready to be occupied.
He cited that such concept is also beneficial to brokers and agents as it is not necessary to work twice as hard in presenting the product since it’s already there.
“As a developer, we want to be known for quality, value for money and attention to detail. It’s not about the price but rather about the value of the investment. King Properties has Modena series as its latest residential subdivision project which is located in three sites, showcasing contemporary Asian-inspired homes and targeting the middle income market segment.
Modena Mactan was launched in December 2011 which will be followed by Modena Minglanilla on September 22.
King added that Modena Consolacion will also be launched next year.
Modena Mactan offers two-storey townhouses, duplexes, single attached and single detached units. With a carport, service area, rainwater catchment tank, kitchen and bedroom cabinetry.
Adora townhouse and Callisto duplex both have three bedrooms and two complete restrooms.
Adrina and Adagio single attached units and Elysia single detached units have four bedrooms and two complete restrooms.
Prices of units range from P2,125,000 to P3,200,000.
Collaborating with six different Cebuano architects, King said that their designs for Modena were integrate to maximize the potential of the space and to ensure a natural light and air inside the house.
“Our aim however, is to provide the best home for the price we have set. All our homes reflect our attention to quality and detail, so that even though we are selling at mid-market prices, our buyers are actually getting high end units,” he noted.
King’s family started as a player in the real estate business in 2004 with the launching of the Villa Solana residential subdivision project which was followed by the Modena series.
Villa Solana is a Mediterranean-themed development project while Modena is envisioned to be a Contemporary Asian community that is tailor-fit to the Filipino lifestyle.
“We did not want to have monotony in the neighborhood; but rather, variety and uniqueness. We wanted to build not just shelters but houses that families would look forward to coming home to at the end of the day,” he added.
King further revealed that the company plans to venture into vertical developments by 2013.
