Tera Tower aims for LEED Gold
MANILA, Philippines - Robinsons Land Corp.’s Tera Tower, a prime, Grade A office building inside its upcoming mixed-use complex in Quezon City, is aiming for the coveted gold certification under the global Leadership in Energy and Environment Design (LEED®) green building program.
The US Green Building Council’s LEED® green building program is the globally recognized and preeminent program for the design, construction, maintenance and operations of high-performance green buildings.
As a a LEED® Gold-certified building, Tera Tower highlights RLC’s commitment to environmental sustainability and further upgrading its office features for the enhanced experience of its valued clients.
RLC’s general manager for the Office Buildings Division Faraday D. Go said the 20-story building with 15 office floors and ample parking space provisions is targeted for completion by the third quarter of 2015. Currently under pre-leasing stage, it will be the property developer’s 11th office building, adding an additional gross floor area of approximately 35,000 square meters to its growing office portfolio.
For its office space offerings this year, RLC is actively leasing its two new office buildings, Cyberscape Alpha and Cyberscape Beta. Both are located within the Ortigas central business district and are just a few steps away from Robinsons Galleria, Crowne Plaza, Holiday Inn and Asian Development Bank head office.
Strategically located along E. Rodriguez Jr. Ave. (C-5) and Ortigas Ave., Tera Tower will be the first structure at the heart of RLC’s fourth mixed-use development in Quezon City. Modern residential, retail and hotel establishments are planned to be built alongside it, complementing the similarly modern architectural concept of Tera Tower in this master-planned eight-hectare development. The community will be interconnected through a multi-lane road network, pedestrian sidewalk and an underground power system and utilities for a refreshing and spacious ambiance in contrast to the typical warm and crowded environment business districts usually have. Aside from these, there will be functional open spaces which can be used for events, exhibits and other outdoor activities.
Tera Tower will showcase sustainable and efficient building features. Common areas will be brightly lit with durable and energy-efficient LED lights to better manage electricity consumption. A rainwater recycling system will be used to irrigate the building’s common area landscaping instead of using potable water. Office spaces will use double-glazed windows on all the exterior glass facades of the building to allow sunlight to pass through but limit the flow of heat going into the building. This minimizes the need for the use of office lighting and air-conditioning which potentially leads to electricity savings and better air quality for the tenants. Also, in order to encourage taking more economical and environment-friendly modes of transportation, bicycle parking spaces and common area shower rooms will be provided for the commuters.
With its world-class engineering design, Tera Tower will feature all of the ideal specifications of a typical modern office space. Each floor is designed for space-efficiency with its large floor plate of around 2,250 sqm, a typical rectangular center-core, and widely-spaced building columns. The ground floor commercial spaces, with a floor to floor height of seven meters, will house mid to upscale restaurants and cafes and service establishments such as a 24/7 convenience store and banks catering to the needs of the office employees and the nearby residents.
