One project at a time GFL Metro’s calculated approach in real estate

MANILA, Philippines - For GFL Metro Communities Inc., it prefers taking a deliberate approach in the real estate market by focusing on one project at a time, rather than undertaking numerous projects all at once.

“We are a one-project-at-a-time developer. For me, that’s our advantage,” said GFL Metro general manager Charm Ibanez. “Using that approach, we can center all our attention and efforts to a single development project and subsequently provide what our clients really need.”

What the company’s clients need is an abode that is accessible, safe, environment-friendly, and more importantly, a place that is not only adequate, but also very comforting, she said.

GFL Metro’s latest project—the 28-story, two-tower Elements Eco-efficient Residences—is an embodiment of all the aforementioned qualities.

Still, the company is also on the lookout for other real estate development projects should the opportunity presents itself.

“We are always open to opportunities. After the completion of Elements Eco-efficient Residences by 2016 we’ll look into our expansion plans. The first tower will be finished by December 2016. The second tower will be finished by 2017.  “We’re always on the lookout for good viable lands where we can put up future projects.  Maybe by 2016, we can look into the development of another project,”  Ibanez said.

Located at 2002 Shaw Blvd., Brgy. Kapitolyo, Pasig City, Elements Eco-efficient Residences is a residential development project strategically situated in one of the country’s emerging business and residential districts poised to set the benchmark for modern urban development in the metropolis.

According to a report made by architectural company Asya Design Partner, a corporate partner of GFL Metro Communities, the project site is significantly categorized under “very low risk,” which shows that it is not in close proximity to active fault lines.

Based on geodetic tests conducted on the site, the building stands on adobe, a composite material considered as one of the strongest foundations for high-rise buildings.

It is likewise strategically located in one of the highest peaks in Metro Manila, which has not yet experienced the debilitating effects of floods.

However, the main attraction of Elements Eco-efficient Residences is, as its name suggests, its eco-efficient features. The project sets a new standard for condominium living that will incorporate eco-efficient features that promote energy and water conservation complemented by pro-active recycling.

The two towers, quite fittingly dubbed as Nerou (water) and Aire (air), will utilize its environmentally-friendly features without sacrificing the full amenities of condo living. Elements Eco-efficient Residences will have renewable energy (solar panels), rainwater catchment systems, a green roof and hanging garden, motion detectors, Light Emitting Diode (LED lighting), low flow toilet fixtures, and a pro-active recycling system.

“Elements Eco-efficient Residences will focus entirely on eco-efficiency through the use of advanced technologies. This, in effect, will benefit not just our environment but the unit owners as well,” added Ibanez.

GFL Metro Communities is also the developer of the famed Seibu Tower, a luxurious 28-story condominium tower located at the corner of 6th Avenue and 24st street in Fort Bonifacio Global City.
