Signature plan promises easy living at The Linear

 The architect admits he has no signature look which he considers a superficial envelope of the building. What he has is signature planning. 

“The inspiration for my design really starts from trying to produce a good plan,” Villarosa says. For him, a good plan makes the project presentable, saleable, profitable, livable and enjoyable.

The multi-awarded architect defines his signature plan for The Linear, a mixed-used residential and commercial development --- consisting of two towers, each 24 storeys high, in four criteria. He says, “My signature planning is to make sure that the plan is efficient, safe, stable and convenient.”

 According to Villarosa, the The Linear is very functional making it efficient. In fact, the project’s name refers to the form (lines) that gives the condominium its best functionality.

 Another reason for its efficiency is the relatively low lot occupancy ratio. This means that the number of buildings in The Linear is less for the size of the lot, which is 7,413 square meters.

 “Here in The Linear, the typical floor footprints of the buildings are less than 40 percent of the lot size,” Villarosa says.

His signature plan requires sufficient number of fire escape stairs that have ample width and are strategically located in each tower to provide an easy way out in case of emergencies.  “Apart from the fire exits, there should be enough elevators positioned in the middle of the tower for equal accessibility to the residents,” Villarosa says.

“And to make it flood-free, we raised the ground floor. It’s 5’4” feet from the street level,” Villarosa adds. Further, the signature plan makes life at the The Linear more convenient and enjoyable.

Other than the plan, The Linear promises convenience to future occupants with its spacious units, strategic location, commercial area and amenities. Each studio, one-bedroom and two-bedroom unit has no intrusive beams and columns.

The Linear is located within Mayapis, Malugay, and Yakal Streets. Its proximity to the Makati Central Business District and academic institutions such as Don Bosco College, Assumption College, Mapua Institute of Technology, Centro Escolar University and Asian Institute of Management makes the condominium ideal for professionals, executives and young families with children.
