Rediscovering Pasig City

-

MANILA, Philippines - Times are hard, and sometimes it feels like every hard-earned peso is worth its weight in blood, sweat and tears. Given this, it’s no wonder we Filipinos think long and hard before parting with it.

But we’re also astute businessmen and we recognize a good deal when we see one. Which is why when a property developer comes up with a project that’s accessible, affordable and absolutely flood-free, we jump at the chance to join the party.

In the case of Robinsons Land Corporation’s 10,470 sqm Acacia Escalades, the concept was to re-establish Pasig as a desirable location after the devastation of Typhoon Ondoy — and key to that is developing a flood-free property.

Pasig’s many advantages

Living in Pasig City has many advantages, especially in terms of accessibility as it is only minutes away from the Ortigas commercial and business district and Libis. For students, Katipunan (Ateneo and Miriam) and Ortigas (La Salle Greenhills, Xavier and ICA) are also quite near. Even Makati City is very accessible via EDSA and C5.

Situated at the corner of Calle Industria and Amang Rodriguez, Acacia Escalades is a mid-rise residential project in Pasig City designed for those who love living there but want to be on higher ground.

“Acacia Escalades offers an excellent investment for buyers who love the eastern part of Manila. The view of the hills of Rizal should attract second-generation Pasig residents who want to stay in the area where they grew up from. Likewise, employees working in Libis or Ortigas as well as students studying in the Katipunan area are also part of the potential market for Acacia Escalades,” says Rouen Raz, vice-president for sales and marketing.

Acacia Escalades is strategically placed in between Eastwood City and the Ortigas Business District. It is close to no less than eight malls and supermarkets in the Pasig and Quezon City Area.

Hewing close to the Filipiniana theme conceptualized by Arkasia, the project will eventually have two towers offering studio, one- and two-bedroom cuts. There will be a total of 380 units in Building A. Studio units will range from 26 to 32 square meters and will sell for about P1.8 million each, one-bedroom units will have 32 to 38 sqm and start at P2.2 million per unit, while two bedroom units will have a floor area of 48 to 57 sqm and offered for around P3.3 million.

Building A (15 storeys) will be turned over in August 2014 while the announcement for construction of Building B (17 storeys) will be announced soon.

Amenities for the residents will include a swimming pool, a kiddie pool, a lounge, function rooms, aerobics/gym facility, an interior Garden, and a children’s playground.

In addition, the ground floor will feature some commercial and parking spaces for lease to establishments that will cater to the needs and convenience of home-owners. Residents parking will be on the second and third floors.

There will also be easy payment schemes for interested buyers.

“Our standard payment scheme is 25 percent downpayment and the remaining 75 on installment which is a reasonable pitch for first time homeowners with downpayment amortization at just over P12,000 per month, “ said Christopher Narciso, vice-president of Robinsons Communities. He added that the 25 percent down payment can be spread up to 36 months, while retention will be paid on the 37th month.

Acacia Escalades is developed under the Robinsons Communities portfolio, which includes Escalades at 20th Avenue, Escalades South Metro, The Wellington Courtyard, Gateway Garden Ridge, Woodsville Mansions, The Pearl Place among others. Robinsons Communities is one of the fastest-growing brands under Robinsons Land Corporation that has provided homeowners with an affordable upgrade in living.
