How to maximize rental income

MANILA, Philippines - There are numerous problems facing prospective and present property owners and lessons that need to be addressed immediately such as high vacancy, defaulting and problematic tenants, increasing cost of repair and maintenance, increasing property taxes and harsh zoning ordinances.

While these situations provide good business opportunities to other real estate investors who have management skills and know-how to overcome such problems, present owners and lessors should also aim to gain more skills and knowledge to avoid unwarranted sale and liquidation of their properties.

For present and would be owners of rental properties, URBAN Institute will conduct a seminar on “How to Manage and Maximize Income of Rental Properties” on November 9, 1-6 p.m. at the JV Del Rosario Hall, AIM-ACCEED, Benavides St., Legaspi Village, Makati City.

The seminar will cover the following topics: reasons for property management; the property management functions, objectives, organization and designations; important and must-include provisions in the lease contract; advertising; correct tenant selection; how to retain good tenants; how to solve common problems with tenants; rent escalation clauses; collection techniques; property maintenance; how to avoid unnecessary repair expenses; insurance; budgeting and recording; hiring professional property managers; management contracts; and other related subjects.

The other topics, which may be attended separately and are all stand alone are as follows: October 11 – Legal Aspects of Sale and Lease with Documentations; October 18 – How To’s of Property Development with HLURB Rules; October 26 – Joint Ventures and Syndications for Real Estate Projects; November 16 – Real Estate Taxation; November 23 – Property Valuation: How to do it Yourself; November 30 – Making Big Money in Distressed Properties.

This Lecture Series will have as lecturer Engr. Enrico S. Cruz, who has more than 40 years in real estate, engineering, construction, management and education, together with Professor Atty. Rex Enrico V. Cruz III. Engr. Cruz is also a licensed real estate consultant and 1st and 8th placer in the real estate appraiser’s and broker’s board examinations respectively, and was invested as a “Real Estate Fellow” by the Philippine Council of Real Estate Educators.
