The how to's of investing in condominium leasing
MANILA, Philippines - Many savers, due to the low interest rates being earned by their money in banks, are now desiring to invest their savings in property leasing, the most popular of which nowadays is leasing of condominium units. Even in times of higher interest rates caused by higher inflation rate, the more knowledgeable savers would also consider moving their savings into property leasing knowing that by doing this, their savings are protected from the value erosion effect of inflation on currency.
However, because of the many ongoing condominium projects, with different prices, from economic to high end, in different locations, by different developers offering many variations in payment schemes, coupled with available or pre-arranged bank financing, and many other variables, the prospective investor-buyer-lessors are, in many instances, confused. There is now an urgent need to acquire better understanding on this field to save investors, lessors and buyers from any sad experience.
In this regards, Urban Institute will conduct a special lecture on “The How To’s of Investing in Condominium Leasing” which will be held in Max’s Restaurant, 2nd level, Gateway Mall, Araneta Center, Cubao, Quezon City on October 24, 2009, from 3 to 7:30 p.m.
The 4-hour lecture will cover the following topics: knowing what you need to be aware of about condominium ownership such as important provisions of the condominium law, master deed, condominium corporations, restrictions, association dues, etc; the pros and cons of condominium leasing; precautions, problems and solutions; what to check from developers before buying; protection from bad developers; leasing on short terms; pros and cons of leasing bare, semi-furnished and fully furnished; taxation aspects as buyer, then as lessor, then as seller, and many more.
Engr. Enrico Cruz, who has more than 40 years in real estate, engineering, construction, management and education will be the lecturer. He is also a licensed real estate consultant and 1st and 8th placer in the real estate appraiser’s and broker’s board examination respectively, and was invested as a “Real Estate Fellow” by the Philippine Council of Real Estate Educators.
