Mañosa enters property development market

Mañosa & Co. (formerly Francisco Manosa & Partners), one of the country’s premier architectural firms has joined the local property development market with its investment into a newly formed sister company, Mañosa Properties, Inc. (www.manosa-properties.com).

Mañosa Properties is the latest addition to the country’s growing property development market. It is headed by Dino Mañosa, its founder and CEO. His father, the eminent Arch. Francisco ‘Bobby’ Mañosa – designer of landmarks such as Coconut Palace, Pearl Farm Resort, Amanpulo Resort, EDSA Shrine, New Medical City, Shangri-La Mactan to name a few, sits as the chairman of the board.

“We are actually a service company providing real estate development management services,” says Dino Mañosa.

“As a real estate development manager, we are hired by the investors / property buyers to implement the project concept which we have presented to them in the first place,” explains Mañosa.

Mañosa Properties aims to bridge the gap between the creative design process and actual property development.

“As the Business Director of Manosa & Co., I experience first hand how frustrating it can be for an architectural firm to deal with developer clients. The initial concept design is always a great one, but then when the developer starts to do their costing of the project based on the drawings, they start to cut on details in the design to lower their development costs. This obviously disappoints the designers. In the end, the product is normally quite far from what the architects originally wanted.”

Because Mañosa is CEO of both Manosa & Co. and Mañosa Properties, he is able to deliver the best product as envisioned by the architects and at the same time still make it a feasible property development venture. 

Mañosa further comments, “I can now create our own projects designed by Mañosa & Co., allow them to express their design philosophy of “Contemporary Tropical Filipino Architecture” and pay the architects the standard fees as dictated by the Code of Ethics of the United Architect’s of the Philippines. ”

For its first project, Mañosa Properties will soon launch “Lantana Lane”, a 2,750 sqm. development in Lantana Street, New Manila, Quezon City consisting of 16 exclusive luxury town homes clustered in a suburban garden setting.

This elite gated community offers homes of 378 sqm. covering 3 floors and a penthouse. Each home has 4 full bedrooms with toilet and showers plus ample closet space. The maid’s and driver’s quarters are located on the ground floor with their own toilets and baths, a rarity in almost all other similar developments. The rooftop entertainment area comes with a roof garden and an optional Jacuzzi. 

Just like every Mañosa designed project, each dwelling unit at Lantana Lane has high ceilings and open areas for natural ventilation and lighting. Three of the total 16 units come with an adjacent outdoor garden. Two parking spaces are allotted per unit plus 2 more within the property.
