Location influences Avida buyers

The allure of Avidas condominium units in in-city locations, which have enjoyed brisk take-up rates, is its easy access to commercial business districts and public transportation, schools, malls, churches, and hospitals. Thus, in place of more spacious single-detached homes in the outskirt of the metropolis, Avida Towers condominium unit buyers have resoundingly indicated that they prefer tower developments near their places of work that save them hours of commute time.
Avida is the affordable housing arm of Ayala Land, the countrys biggest real estate developer. Avida condominium units, which range in price from P1 million to P3 million, come with the assurance that projects will be delivered on time, notes Danilo Mante Avida Towers New Manila project officer.
With monthly incomes ranging from P50,000 to P150,000, most Avida Towers New Manila buyers were attracted to the project because it is within walking distance to the MRT line and is easily accessible to commercial centers in Cubao, Ortigas, and Pasig. In addition, they could easily avail of bank financing when they purchased their units. Others made use of a zero-percent interest deferred financing scheme offered by the company.
Half of the buyers are between the ages 31 to 50, a profile that suggests they are at the peak of their careers, are prudent buyers and would benefit from living near their places of work. Another bonus appreciated by the buyers is that Avida Towers properties are managed by Ayala Properties Management Corporation, which manages most Ayala Land buildings and are largely responsible for maintaining the values of these properties over the long term.
Significantly, majority of units in Tower 1 are Overseas Filipino Workers, coming mostly from the OFW provinces of Cavite, Laguna, Batangas, Bulacan and Tarlac. "Having been exposed to quality property developments abroad, the migrant workers buy their condo units in Avida Lands developments because of Avidas affinity with the Ayala brand name, good location, high quality of products, property management and secured premises," notes Mante.
Mante discloses that when all the five towers are built, future residents will appreciate as well the commercial spaces to be incorporated in Towers 4 and 5 for beauty salons, laundromats, convenience stores and banks.
