Fresh air and clear skies in the city

Amidst a pre-dominance of residential subdivisions sporting a Mediterranean look, the Filipino-inspired Villa Sta. Cecilia in Southern Metro Manila has captured the interest of many buyers mostly from Cavite and Metro Manila.

Backed by the track record of Laguna Properties Holdings, an Ayala Land, Inc. subsidiary, the subdivision’s Phase Ia is 48 percent taken up. Land development in this phase with a total of 147 units has been completed. Construction of houses commences in August and the finished units are expected to be turned over to their owners by January 2006, discloses Raquel S. Cruz, project development manager.

Villa Sta. Cecilia is a 23-hectare masterplanned community in Dasmariñas, Cavite, a short drive from Alabang Town Center. Travel time to the Dasmariñas area from Alabang has been greatly reduced by the newly opened Cavite-Laguna Link Road (Daang Hari national road).

The rolling terrain of Villa Sta. Cecilia offers a peaceful and quiet home environment that highlights clean air and vast expanses of clear sky. Far removed from the congestion of city life, it is still near enough to the well-developed commercial districts of Cavite and Muntinlupa.

Villa Sta. Cecilia is located in one of the fastest growing residential areas south of Metro Manila. Daang Hari has served as the impetus for development since it allows residents to be within commuting distance of Makati and other Metro Manila business districts.

Villa Sta. Cecilia has attracted businessmen, professionals and overseas workers in their late 20s up to their early 40s. Some are renters, while others have their own homes, but want to upgrade. Most are married, with one or two kids, Cruz notes.

The capiz-inspired shutters, the unit’s earth colors, latticework, and high-pitched roofs remind homeowners of ancestral Filipino homes in the provinces. The houses make use of British technology that offers quality, durability as well as efficiency.

Like other developments by Laguna Properties, Villa Sta. Cecilia offers perimeter fencing, adequate power and water supply, property management and security support services, community facilities which include a basketball court, multi-purpose hall, play area and a main park. Target date for the groundbreaking of community facilities is January 2006.

Homeowners have three model units to select from — Arsia, Padova and Sevilla — which range in price from P990,000 — P2 million. For this price, unit owners get a one- or two-storey house with a floor area of 33 or 50 sqm. Depending on the buyers preference, the homes may be turned over ready to receive occupants. These ready-to-move-in homes come with painted walls, room partitions, kitchen tiles and cabinet, kitchen sink, stairs with railing and vinyl flooring. The owner may opt to upgrade the home with ceramic floor tiles.
