LRT Line 1 extension boosts Cavite projects

With the first phase of the Light Rail Transit (LRT) Line 1 extension, from Baclaran to Bacoor in Cavite, set to start construction this year, Empire East Suntrust (Empire East Properties), a developer of affordable, energy-saving homes, expects to benefit from a surge in market interest in its Cavite-based community housing projects.

Line 1 of the LRT south extension will span about 11.7 kilometers and cover the areas from Baclaran to Bacoor, passing through the cities of Parañaque and Las Piñas. A proposed second phase will extend the line from Bacoor to Dasmariñas. Both projects are set to be completed in five years. Meanwhile, the LRT Line 1 extension will be linked to the existing LRT line, from Monumento to Baclaran, and the Metro Rail Transit (MRT), which runs from North Avenue in Quezon City to Taft Avenue in Pasay."

The LRT Line 1 extension will make Cavite more accessible to those working or doing business in Alabang, Las Piñas, Parañaque and Makati," said Empire East Suntrust president Zenaida M. Marquez. "The second phase will also make it easy to commute from Dasmariñas to as far as Quezon City and Caloocan City through the MRT and LRT interconnection."

With an efficient rail system in place by 2009, residents of Empire East’s Governor’s Hills and Sunrise Hills projects can easily reach the metro’s business districts and experience less traffic congestion and pollution.

Governor’s Hills, the company’s flagship community project, is located along Governor’s Drive in Gen. Trias, close to Bacoor and Imus. The 89-hectare project features single-detached and duplex units of one to five bedrooms in six Mexican-Californian designs and European-themed triplex units with up to three bedrooms. The homes, which come with an attic, garden and carport, are available for as low as P4,300+ a month for the triplex units, P7,000+ for the duplex home and P13,500+ for the single-detached houses through Pag-IBIG financing.

Situated along Malagasang Road near the Aguinaldo Highway in Sabang, Dasmariñas, Sunrise Hills offers two types of residential units: the Casa Montecilla triplex unit in Phase 1 and Villa Savannah in Phase 2. The homes may be expanded with the addition of a mezzanine level and comes with a garden and carport. Both types are available through Pag-IBIG housing loans for as low as P3,900+ a month for Casa Montecilla and P3,300+ a month for Villa Savannah. The Pag-IBIG home loan is computed at 70 percent of the unit price, with 25 years to pay.
