Condo’s top-off ahead of schedule

One Legazpi Park (OLP), Ayala Land Inc.’s high-rise condominium project, has been topped-off last Feb. 14, which is another milestone in the construction progress of the building. This bodes well for future residents of the much-anticipated urban residence, conveniently located virtually steps away from Makati City’s business district and malls. With the topping off, most structural works have already been completed so that efforts will now be diverted to begin finishing on to its completion and turnover by first quarter of 2006.

"Unit handover starts when our contractor does their own punchlisting work. Then our project manager does his own list. After that, our marketing and sales people do their own punchlisting as well. If they say it’s okay, that’s the only time the unit is deemed ready for inspection and punchlisting by the buyers," reveals Engr. Ruel Bautista, assistant vice president of Ayala Land, Inc.’s Residential Buildings Group. Within the last quarter of 2005, until owners will be invited in batches should there be any rectification requests as need be, which, according to Engr. Bautista, is a service not being offered by some competitors.

Such attention to detail takes approximately two months for all four rounds of double-checking. This close scrutiny to visual perfection and safety precautions is integral to the job, and works within a reasonable time frame, shares Engr. Bautista: "We are realistic. When we say we commit to start by this date, and complete by this date, that is something that the Project Team focuses to achieve."

The first quarter of 2004 sees the One Legazpi Park project even slightly ahead of schedule. The concrete perimeter walls and the window wall system, or the "skin" of the building, will soon reach completion. "For typical structural floors, I think we are very competitive in terms of speed of construction. For example, we complete a typical structural floor in about six to seven days," says Engr. Bautista.

Engr. Michael Milaor, project director of One Legazpi Park (OLP), adds: "By the finishing works at the lower levels – the 25th floor and down – will be in full-blast." Dry finishing works like setting up of gypsum walls & ceilings, installation of wood flooring, bedroom closets, kitchen cabinets and the like will commence.

Since One Legazpi Park began initial construction in December 2001, it has received accolades, according to Engr. Milaor. "OLP was awarded ‘Model of Safety and Quality’ by Makati City officials which appeared on maverick MMDA commissioner Bayani Fernando’s weekly television program MMDA on the Road last March, 2003. It was also honored with the "One Million Safe Man Hours" award last October, 2003, given by the EEI Corporation, the general contractor," Engr. Milaor says.
