Another Federal Land tower starts turnover of units

Federal Lands premiere project with a sunset view, Bay Gardens, has started the turnover of completed condo units in phase three of a masterplan of five towers.
In festive ceremonies held last week at the Bay Gardens lush tropical garden, 40 new unit owners in the Anchor Bay Tower joined the residents and owners who make up the new community in that part of Roxas Blvd.
The turnover reflects the fast pace of construction of the Anchor Bay Tower, which started in November 2001. Completion of the first units was in August 2003, again reinforcing Federal Lands reputation as the only developer who displays a promised turnover date and then delivers, Ramon H. Aldaba, vice-president for sales and marketing of Federal Land, said.
Towers I and II were completed last year, with construction starting in late 1999 and the initial turnover of units starting in 2001. Units in both towers are almost sold, with most of them now lived-in.
At the recent turnover ceremonies, new owners mixed with residents in the two towers of the complex. These are the Boardwalk Bay and the Crystal Bay. A garden party was laid out to welcome the new owners as well as to give the residents a chance to meet.
It was laid out in the lush landscaped garden of the project, which makes the residential condominium look like a resort. A free-form swimming pool, jogging rail, outdoor playground, indoor heated lapping pool, basketball and badminton courts completes the resort ambience.
Anchor Bay is the third phase of the Bay Gardens projects. Its two-bedroom units are priced from P8 to P9 million; while the three-bedroom condos are ranging from P9 to P12 million.
The Boardwalk Bay, the first tower in the Bay Gardens complex, is not only 95 percent sold out, the building is almost completely occupied by residents. Units in this tower cost from P8 million for two-bedroom condos; and from P9 million for three-bedroom units.
The Crystal Bay Tower is now on its way to being fully sold. According to Aldaba, the fast pace of construction and the faster pace of sales have created a community in that part of the 40-hectare Metropolitan Park along Roxas Blvd. in a short time.

"Federal land, a 30-year-old developer, has always delivered on its promises especially on its projected completion dates and scheduled turnovers. About two years ago, that part of Metropolitan Park was only starting the structure for Bay Gardens. Now, the three towers are standing and there is a community living there," he said.
Metropolitan Park is a 40-hectare project which houses the Toyota Manila Bay Showroom, Le Pavilon, a modern event hall with amenities of a five-star function room, and Blue Wave, a stopover park offering fuel station services, convenience stores, bank ATM machines, and a variety of restaurants.
