LPHI community in Molino selling briskly

Location as well as quality of development have been responsible for the phenomenal sales of Sta. Catalina Village, a 41-hectare, LPHI residential project less than 20 minutes from the Alabang Town center in Southern Metro Manila.

Even before marketing efforts could be launched full gear, 447 house-and-lot packages in Phase 1 of the subdivision were sold out within five months ending January this year. A second phase with 383 units was opened by the end of the first quarter and close to 60 percent have been taken up.

With units ranging from P900,000 to P3 million, Sta. Catalina house-and-lots fill- the strong, growing demand for mid-income housing in an accessible location. Access to this development along the Zapote-Molino (Paliparan) road will be improved even further with the completion of Daang Hari, a major diversion road to Greater Cavite. The 14-km. Daang Hari begins at the Alabang-Zapote Road, hugs the perimeter of Ayala Alabang right next to Las Piñas and cuts through to the Zapote-Molino Road.

According to Josue Ferrer, LPHI senior division manager, "Our customers are delighted that Sta. Catalina is close to the Ayala Alabang Community as well as the major malls of the Aguinaldo Highway. Transport lines from Sta. Catalina to a business district like Makati are well developed. Many of them travel only an hour drive or less to get to work."

Sta. Catalina homes range from 33 sqm. to 97 sqm. in floor area and are available in lots from 105 sqm. to 200 sqm. Backed by the LPHI and Ayala names, Sta. Catalina homes make use of a building system widely used in Europe. This building system allows maximum structural strength while optimizing space. Homes are made of modular parts that are prefabricated in a controlled manufacturing environment and are subjected to strict quality control. Each LPHI home comes with a 15-year guarantee of structural integrity.

"Our building system helps homeowners do away with construction headaches like non-aligned and uneven walls. Parating iskwalado," according to Ferrer. "Our homes are sturdy but can easily be renovated. This is because the building components can easily be disassembled, augmented, and reused."

Twenty-four-hour water supply and security as well as full perimeter fence are likewise appreciated by buyers. "We give them many reasons to enjoy peace of mind in our development," says Ferrer.

At the gateway of the Greater Cavite area but still close to the business districts, amenities and conveniences of Metro Manila, Sta. Catalina is part of the growing Molino-Zapote community. Some 15,000 households have located to this residential corridor which is growing more rapidly than the Metro Manila average because of its enviable location.

Ferrer points out that from the South Luzon Expressway, there are two major road arteries to Molino-Paliparan: Alabang-Zapote and Governor’s Drive. The community is also accessible from Metro Manila through the Coastal Road and the Aguinaldo Highway.

Sta. Catalina homes are available for as low as P8,700 a month through Pag-ibig financing. Other options available are in-house and banking schemes. Buyers need only to fill up the required forms and documents. LPHI will take care of processing them through Pag-ibig channels on behalf of eligible applicants.

The first batch of Sta. Catalina Homes in Phase 1 is scheduled to be turned over to buyers by October. Homeowners are expected to move in shortly and to form the nucleus of this growing community.
