Prime real estate developer Sta. Lucia Realty & Development Inc. announced the commencement of one of its most ambitious projects by spearheading the development of the first Corporate City in Davao.
The Riverfront Corporate City is a 60-hectare land property located at the town of Ma-a near Davao City. Officials of Orchard Property Marketing Corporation (OPMC), its sales and marketing subsidiary, hope it will be the first real estate development in the South to "base its designs" on the corporate city concept. Sta. Lucia has entered into a joint venture arrangement with landowner F.S. Dizon and Sons Inc. in developing the said real estate project.
The land property will be divided into three areas: residential, commercial and tourism and entertainment. Ten hectares of the estate will be developed into a residential "area." According to the plans shown, lots from 180 to 400 square meters will be available to the Davaenos for residential occupancy. The Riverfront residential area will be supported by state-of-the art amenities like a clubhouse, playground and a spacious park. An efficient utility system will also be put into place for the convenience of future Riverfront residents. Among these are: spacious road network, peripheral walls, entrance gate, as well as convenient entry points throughout the residential area.
In the meantime, about 45 hectares of the total area will be allotted for commercial development. Commercial lots for sale will be from 500 to 1,000 square meters ideal spaces for office buildings, shopping arcades, hospitals, as well as markets and other commercial establishments.
To further spur the development of Riverfronts commercial section, Sta. Lucia said that these commercial lots will not just be open for direct sales but also for joint ventures with the real estate giant. This is an ingenious way of fast-tracking the growth of this prime real estate property.
Aside from this, five hectares of the 60-hectare development will be allotted for tourism and entertainment ventures. At this early stage, there are already plans to set up unique tourist and entertainment destinations to entice Davao residents, as well as local and foreign tourists to visit Riverfront Corporate City.
Under development within this area are a crocodile park and mini-zoo and a riverfront walkway and restaurant. An area for Sta. Lucia Festival Mall has been earmarked to attract more traffic for both the commercial and tourist sections of the Riverfront Corporate City. There are also plans to develop a 2.7 hectare sports and country club which is envisioned to become one of the most tastefully equipped clubs in the country.
