MANILA, Philippines — DoubleDragon Corp., the listed company chaired by tycoons Edgar “Injap” Sia II and Tony Tan Caktiong, intends to join Singapore’s real estate investment trust (REIT) landscape with the listing of a SGD 300-million company.  

DoubleDragon said its board has approved the creation of DD Hotel101 Worldwide One, a Singapore special purpose vehicle which it will sponsor as a REIT. 

It is expected to become the fifth pure hospitality-listed REIT on the Singapore Stock Exchange (SGX), joining CDL Hospitality Trust, Acrophyte Hospitality Trust, Far East Hospitality Trust and CapitaLand Ascott Trust.

DD Hotel101 Worldwide One will hold a diversified basket of Hotel101 uniform units carved out from select projects in various countries. 

DoubleDragon said this would create a permanent mechanism for capital recycling to complement the robust individual per-unit sales of Hotel101 projects globally. 

Depending on the most efficient structure in various jurisdictions, it may also include sub-REIT companies.

“This strategic initiative will create a deep and entirely new revenue stream. It will also become a major attraction for established developers in other countries as Hotel101 Global prepares to transition toward Phase 3 of its expansion via the pure proptech asset-light licensing platform,” DoubleDragon said. DD Hotel101 Worldwide One’s initial asset size will be SGD 300 million to qualify for the exemption from the SGX’s requirement of three prior years of operational history.
