Ayala Malls expands Trinoma

MANILA, Philippines — Ayala Malls is expanding its Trinoma shopping center in Quezon City with a new 40,000-square-meter retail and office wing that will connect directly to the Unified Grand Central Station.
The Exchange at Trinoma, which is slated to open later this year, is designed as an intermodal hub with transit access, comprising approximately 12,000 square meters of retail space, 4,000 square meters of office space and a parking and transit terminal.
Ayala Malls said the project adds new capacity for brands seeking high-visibility and high-traffic locations.
“Trinoma’s expansion reflects strong, sustained demand from both retailers and consumers in Quezon City. By combining transport connectivity, a stronger tenant mix and targeted upgrades to the customer experience, we are positioning Trinoma for continued relevance and long-term growth,” Ayala Malls COO Paul Birkett said.
Ayala Malls said the direct integration with the Unified Grand Central Station makes Trinoma the only mall in Quezon City connected to the MRT-3, MRT-7 and LRT-1 lines, alongside UV Express, bus terminals and point-to-point services.
The connectivity is seen expanding the mall’s catchment, strengthening daily foot traffic and creating more opportunities for tenant sales and retail activity.
With the Unified Grand Central Station progressing toward full completion by 2027, alongside the MRT-7 line, Trinoma is positioned to capture increased commuter flows and business activity in the area.
Ahead of The Exchange at Trinoma’s opening, Ayala Malls said it has completed targeted upgrades within Trinoma to improve visitor experience, increase dwell time and support stronger retail performance.
The upgrades include an upgraded activity center with a high-impact LED screen and refreshed interiors, enhanced garden and open spaces, as well as an expanded dining and café mix.
“With The Exchange at Trinoma, direct transport integration and completed upgrades across the mall, Trinoma is positioned to capture growing commuter flows and sustained retail activity in the North, reinforcing Ayala Malls’ strategy of strengthening assets in high-growth, high-connectivity locations,” the company said.
