BCDA to bid out prime Global City lot

The Bases Conversion and Development Authority (BCDA) will soon bid out a parcel of prime land in the Bonifacio Global City, called the Campus Gateway.
According to BCDA vice president for Corporate Planning and Business Development Aileen Zosa, the property for lease is part of Phase III of BCDAs Asset Disposition Program(ADP).
The Campus Gateway property is strategically located at the entrance of the University Park/Institutional Area of the Bonifacio Global City and is along 32nd Street, one of the main avenues in Bonifacio Global City.
The BCDA expects to earn around P100 million from the 2,632 square meter property over a 25-year term, based on a floor price of P45,000 per square meter.
Zosa said the property is envisioned to support and complement several upscale and international schools located in the area.
Among those who have located at the Institutional Area are the International School Manila, Manila Gospel, Summit School, Manila Japanese School and Every Nation Leadership Institute (formerly Victory Leadership).
The winning developer would have flexibility in their development since retail and other commercial uses as well as institutional uses would be allowed, Zosa said.
The permitted use of the property include ancillary car park; art gallery; athletic viewing; clinic/polyclinic; canteen; concert hall; daycare center; educational institution; estate association office; exhibition hall; government office; library; place of worship; place of recreation, sports or culture; post office; public museum; sanitarium; school auditorium; school gymnasium;and theater (drama not film).
Some other possible uses are: ambulance depot; ancillary laundry; ancillary recreational facility; bank/financial institution; fast food shop (without drive-thru); hotel; money exchange; office; plant nursery; private club; private swimming pool; public utility installation; restaurant; retail shop; service apartment; service trades; staff quarters; telephone and telegraph exchange; and vehicle servicing.
Zosa said interested proponents are encouraged to submit their Letters of Interest to the BCDA and purchase the Terms of Reference (TOR) for the ADP Phase III that outlines, among others, the requirements that would enable proponents to participate in the bidding.
Zosa said the TOR for ADP Phase III is now ready for distribution to interested proponents until Dec. 11, 2006 at the BCDA office.
The pre-qualification conference is scheduled on Dec. 4, 2006 at 9:00 am at the BCDA office.
