ALI sees trend toward single-detached houses in controlled communities

Ayala Land Inc. is seeing a trend towards single-detached, controlled-communities located in the heart of the city.
According to Jose Juan Jugo, division manager of the Residential Buildings Group of ALI, their market research shows a preference for single-detached homes within a secure community within the city.
One such development that ALI is thus offering to a "more mature market" is the latest phase of its Montgomery Place project in Quezon City.
Dubbed "The Legacy" at Montgomery Place, ALI is offering 71 units of single-detached homes designed in the American South style known as "Cracker" architecture.
According to Jugo, the Legacy, unlike most of the pocket developments found in the area where the concern appears limited to build and sell, offers a more long-term commitment. Jugo assured, "we are committed to take care of our customers needs way beyond the turnover."
He elaborated that ALI offers a controlled community with its own clubhouse, swimming pool and playground.
While Montgomery Place is still within the heart of the city and is near schools, hospitals, and commercial areas, it is also tucked away from the main road.
The Legacy at Montgomery Place is just one of ALIs various real estate developments that range from the premium One Roxas Triangle to the more affordable "the Columns."
Adapting to the changing trend, ALI is pursuing a more high-profile marketing strategy for its various residential developments.
The target market of ALI admittedly are established individuals. As a concession to the economic downturn, ALI is offering special payment schemes.
ALIs mid-market high-rise development such as the Columns, on the other hand, is enjoying brisk sales because of their more affordable price tag ranging from P2.5 million to P6 million. Most of the units, though, are studios to one-bedroom residences ranging from 30 sq.m. to 60 sq.m.
