Good housing investment goes beyond the exteriors

CEBU, Philippines - Modern living in the city has become a good development and a sign that urban evolution continues to happen. Among other things, it also meant that people are using more appliances and consuming more electricity.

So, the risk of electrical-related accidents in the house has become higher now than before.

Ryan Bernard Go, president of Grand Land, Inc., says that while developers make sure the property look good externally, they should also put value on the critical parts of the house behind walls and ceilings. GLI is the property development arm of the Gaisano Grand Group.

Electrical wires and cables are considered as the lifeblood of a house considering that electricity powers lights, the appliances, gadgets and other important things.

“As developers, we should not just be selling condo units and getting good marketing brochures having good design,” he said in an interview. “Mostly, people just show you the exterior but we want to emphasize to the buyers that it’s not just about the exterior of the building, but also the interior.”

The president says real estate developers have the responsibility to give buyers a good value of their investments.

Go said the idea of right wiring was often unnoticed and its importance was underrated, but noted faulty electrical wiring could mean loss of property through fires.

According to statistics from the Bureau of Fire Protection, 31 percent of fire incidents in the Philippines are electrical in nature while 22 percent of them are caused by spontaneous combustion and open flame.

The president advised real estate investors that they should be aware of the technical aspects when buying a property whether a house or condominium.

“They should ask and know. Generally, they are not really particular on the technical aspects but they have to be educated and know these things,” he said.

GLI recently partnered with Phelps Dodge Philippines Energy Products Corporation for using of Phelps Dodge wires and cables in projects of the property developer.

PDP’s lead-free type THHN/THWN wires make safe wiring that is resistant to heat, water and termites, according to Go. He also shared they had installed PD wires in 24 establishments of Gaisano Grand across Visayas and Mindanao.  (FREEMAN)
