Maria Luisa offers customized houses

CEBU, Philippines - The strong demand for house and lot package for high-end residential developments in Cebu, prompted the Maria Luisa Properties to sign a joint venture agreement with a home-builder to accommodate the changing preference of buyers.

Maria Luisa Properties’ newest posh residential project called “The Heritage”, a 13.6 hectare gated community in Jagobiao, Mandaue City, Cebu now offers house and lot package, from only lot-only package since it was launched a year ago.

In an interview with Maria Luisa Properties general manager Annie Osmeña-Aboitiz, she announced the company’s partnership with HomiLee Incorporated led by Zaida V. Lee, to serve the buyers’ need for custom-made home construction.

Since, “The Heritage” is another sophisticated residential project after the company built the Maria Luisa Estate Park, Aboitiz said houses in this project should be built according to the buyers’ choice, or custom-made.

“People now have no time to build their houses,” said Osmeña-Aboitiz explaining why the company entered into customized house-building for this particular residential project.

The 13.6 hectare development, is divided 242 lot-only offer, with lot cut options range from 250 square meters to 500 square meters.

Since it is positioned as a high-end gated community, Aboitiz said that the company has set a cap for the cost of house to be built, as low as P2.5 million worth (excluding the value of the land).

Since it’s launching, the property is now 10 percent sold, Osmeña-Aboitiz hopes that with the introduction of the unique house and lot package, more houses will be built starting this year.

“Cebuanos are frugal. But, when it comes to homes, they spend more on it, than other luxuries,” she said.

Although, the company has been developing several residential projects in the past 46 years, known for its flagship development the 200-hectare Maria Luisa Estate Park, “The Heritage” is the second largest residential project ventured by the company.

Founded in 1965 by Mary Renner Osmeña, the Maria Luisa Properties group started with the 10-hectare upscale Maria Luisa Estate Park. Today, Maria Luisa Estate Park encompasses 200 hectares of prime residential property with outstanding reputation of being the most desirable and exclusive neighborhood to live in Cebu.

The Maria Luisa Estate Park is the only remaining exclusive upscale subdivision nearest to Cebu’s urban district.
