This year, the Rising Star Award went to Jessica Bianca Sy, vice president and head of design, innovation and strategy at SM Prime and SMDC. Her path from architecture into corporate strategy mirrors the sector’s own evolution, combining design sensibility with environmental stewardship. Her recognition makes the point: the transformation of Philippine housing is as cultural as it is structural.

From luxury towers to socialized homes, from waterfront estates to wellness-driven condominiums, the 2025 PropertyGuru Philippines Property Awards reflect a market being reshaped by values as much as by demand.

Progress may still be visible in skylines, but the true story of housing is now unfolding in the lived rhythms of Filipino households.
