Ma. Luisa Carcar property open to 'lot-only' buyers

The 7.2 hectare subdivision of Maria Luisa Properties hectare subdivision in Carcar, the Dancing Sun Subdivision is now pushing its lot-only marketing campaign, to stimulate market interest for real estate investments for south-bound developments.
As a middle-range development project, the subdivision located in Barangay Bolinawan in CarCar, initially offered a minimum of P1 million house and lot package. Now, it has re-directed its focus to lot-only investors, or buyers in order to provide affordable good real estate products to middle-income earners.
Can be availed of through Pag-ibig financing channel, Dancing Sun Subdivision offers from P198,000 to a high of P216,000 in a 72 square-meter lot cut with land title.
"This is an opportunity for the middle income earners, or those family's of OFWs [Overseas Foreign Workers] to position their real estate investments in the southern part, as the value assessment is still quite affordable," said Maria Luisa Properties sales and marketing consultant Tina Pestaño-Mendez.
While the south-bound road development is still not properly established, and the South Road Properties (SRP) access road is not freely available for motorists, value assessment for real estate properties in the southern part, is still not expensive to that of the northern developed properties.
Pestaño-Mendez said the project, which was re-launched last year in November, is growing at an average of 10 percent in its value annually.
The subdivision, which will offer complete amenities like gate with fence, road, club house, Family Park, among others, will developed three phases. Now, it markets its three-hectare phase 1, with over 100 lots available.
