Mentoring course on leasing real properties

MANILA, Philippines - Leasing real properties is one of the best alternatives in investing in real estate as it is a safe, long term investment that generates cash flow, and aside from protection against inflation, there is an actual and continuous net appreciation in the value of the real property. However, successful investments will be realized only if the investor/lessor acquire the needed knowledge of all the rudiments of going into property leasing before, and not after, deciding on buying a property.  Buying real properties for lease must only be decided after completion of a thorough investment analysis, plus knowing the other important aspects like legal, taxation and property management.  To properly guide prospective and current real estate lessors and investors, Urban Institute has designed the Mentoring Course on Leasing Real Properties, which it will conduct for the fifth time on Sept. 16, 21, 23, 28 and 30, 1:15 p.m. to 6:45 p.m., at the Don Jose Yulo Caseroom, Ground Floor, Conference Center, Asian Institute of Management, Benavides St., Legaspi Village, Makati City.. This course starts on the investment analysis aspects including the related computation that can be done with the computer spreadsheet and the preparation of a “what if” risks analysis template that will answer instantly different anticipated adverse scenarios and determine its effect on the investment particularly on the cash flow and return on equity. Other subjects are Legal Aspects of Sales and Leases, Taxation Aspect of Sales and Leases and Property Management: How to Maximize Income of Rental Properties. This course will have as main lecturer Engr. Enrico Cruz, who has more than 40 years in real estate, engineering, construction, management and education. Cruz is also a licensed real estate consultant who placed first and eighth in the real estate appraiser’s and broker’s board examinations, respectively, and was invested as a “Real Estate Fellow” by the Philippine Council of Real Estate Educators.
