Design themes only

Some villages, even though they fall in the mid- to high-end category, don’t specify a theme for homeowners at all. As such, they can build anything they want. A Mediterranean-style home may have a Modern Filipino-inspired house as its neighbor. In the local term, it’s called "halo-halo," a mixture of styles that in many cases, don’t seem to work at all.

There is one project, however, that throws order and semblance into the mix by introducing architecturally diverse themes into the country. And to keep this project, South Forbes Golf City in Metro Sta. Rosa, truly world-class, it will implement themes strictly.

"In consultation with our architects and designers, we have drafted guidelines for our buyers to follow for every South Forbes project. Buyers have the option to follow our pre-approved designs or they can have their own architects design their home. In the latter case, the design will have to be evaluated by our design committee for approval prior to implementation," noted Cathay Land president Jeffrey Ng.

He added that this scheme redounds to the benefit of homeowners and ensures land value appreciation. "You can only have that specific house design in a particular South Forbes project whose lots are limited in number. This also ensures a vibrant secondary market among those who would want to become South Forbes residents in the future once they see how nice it is to have a house in a class of its own — with its own peers," according to Ng.

Right now, a select group of lot owners is starting to build Spanish-Mediterranean style homes at South Forbes Villas. Over at the resort-inspired Bali Mansions, home construction has started. All home designs so far have been approved prior to construction and follow the themes strictly.

The same design building code will be strictly followed at the newest South Forbes projects. Tokyo Mansions calls for Japanese Zen-style homes, while Châteaux de Paris specifies modern castles inspired by French chateaus. As with South Forbes Villas and Bali Mansions, model homes for the two new projects will be constructed to guide homeowners and investors. A clubhouse that conforms to the theme of each South Forbes project will also be built.

Ng also announced that new design themes are currently being finalized. This move will continue to whet the market’s appetite for innovative ideas that they have come to expect at South Forbes Golf City.

South Forbes offers an exciting reward for homebuyers and investors who believe in the strict theming concept: a free golf membership, at no activation fee, to the world-class 18 hole South Forbes Golf Club.
