WCPI projects vibrant real estate market in 2025

CEBU, Philippines — Real estate developer Worldwide Central Properties Inc. (WCPI) remains optimistic about Cebu’s real estate prospects in 2025, buoyed by improving market conditions such as declining interest rates and a steadily recovering economy.

“With these factors in play, we foresee a vibrant real estate market in 2025. Cebu’s strategic advantages and economic dynamism continue to make it a prime location for real estate investment and development,” said Ann Leslie Ngo, WCPI president.

Ngo also highlighted Cebu’s growing appeal as a retirement haven for foreign markets, which is expected to attract local and international investments to the sector.

One of WCPI’s major projects slated for 2025 is Vitale Suites, a 233-unit medium-density residential development in partnership with The Ascott Limited. Located on a 1,556-square-meter property along F. Cabahug Street in Mandaue City, the project aims to elevate urban living with a focus on health, wellness, and inclusivity.

WCPI recently marked a milestone for Vitale Suites with its first pouring ceremony, a significant step signaling the start of structural construction. The flagship mixed-use development will feature a combination of residential and hospitality components, including Citadines Mandaue Cebu, a serviced residence managed by The Ascott Limited.

Designed with accessibility in mind, the project offers studio, one-bedroom, and two-bedroom units, alongside features catering to mobility-challenged individuals. Amenities include an infinity pool, jogging path, rock climbing wall, fitness areas, an organic herb garden, a residents’ lounge, and a kiddie play area. Practical conveniences such as bicycle parking, golf bag lockers, a health food store, an eye center, and a sports rehabilitation clinic further enhance its appeal.

“Vitale Suites is not just a development—it represents our commitment to redefining urban living in Cebu by prioritizing health, wellness, and sustainability,” Ngo said.

“Like The Suites at Gorordo, this project brings Singapore-inspired living to Mandaue,” she added.

Vitale Suites is a BERDE-certified development, incorporating eco-friendly materials and designs that align with WCPI’s focus on sustainability and green building standards. BERDE, or the Building for Ecologically Responsive Design Excellence, is a green building rating system.

Ngo also noted the continued resilience of Cebu’s real estate sector in 2024, driven by robust demand for affordable housing, a thriving business process management (BPM) industry, recovering tourism, and significant infrastructure development.

The growing aspirations of Cebu’s middle class have fueled activity in the upper-mid and upscale residential markets, while the introduction of luxury property brands signals a rise in living standards among Cebuanos.“Beyond 2025, our pipeline includes developments that reflect our vision for sustainable and community-focused growth,” Ngo added.

In addition to Vitale Suites, WCPI plans to launch affordable urban housing projects in Metro Cebu to address the growing demand for high-quality, accessible residential options.
