MANILA, Philippines - Independent real estate company GeoEstate Development Corporation forays into horizontal residential development with the launch of Soluna — a masterplanned, gated house and lot community in the progressive suburban city of Bacoor in Cavite.
Soluna is designed to offer an intimate and exclusive experience of subdivision living for discriminating individuals and families with its select inventory of no more than 200 units spread across a secure 5.5 hectare property, strategically and conveniently located along the main Molino Boulevard thoroughfare.
Soluna continues in the tradition of GeoEstates’ now-renowned property development ideals of attention to details, mindful space planning, tasteful contemporary design and utmost value for money.
These are evident in the success of its maiden offering, The Beacon resort-inspired city condo community in Makati, as well as in Sonria, the first condo enclave to rise in front of Ayala Alabang Village in Muntinlupa.
The Beacon was launched in December 2007. Of the three towers in the development, Roces and Arnaiz towers have been fully constructed and are now being occupied. Construction of the final tower, Amorsolo Tower, is in full swing.
The 88-unit Sonria, meanwhile, launched just last year has found warm reception from its target segment of existing Southern Metro Manila denizens seeking the same privacy, exclusivity and comforts of distinctive Alabang living translated in a convenient condo setting. It is slated to begin turnover by fourth quarter of 2015.
“It is but a natural part of our growth as a company to slowly but surely bring our expertise into other types of property developments, in order to best address what we see as unserved needs in the market today,” says real estate veteran Francisco H. Licuanan III, chairman and chief executive of GeoEstate.
Soluna will be in a prime location that is minutes away from central business districts of Alabang, Makati and even Bonifacio Global City—ideal for today’s families with parents who are busy, working professionals and executives.
In terms of value, Soluna’s house and lot packages come in three design and space configurations, and start at very reasonable amortization of around P40,000 a month to cover a 20-percent downpayment over a period of two years—not much different from schemes for the usual city condo developments.
Soluna’s houses have a modern contemporary design characterized by clean lines, angular shapes and neutral colors creating a sophisticated atmosphere. Most importantly, GeoEstate offers what it calls a “flexi-build” option, anticipating the growing needs of families who will be taking root in the community. The building plans on the residential lots already include pre-designed expansions for an additional room or living space, spelling not only convenience for the homeowner, but aesthetic uniformity as well for the entire community. The design intent is not disrupted, and visual harmony is achieved in order to preserve and perhaps increase property values.
The Luna model is the biggest, with an approximate livable area of 112 sqm. The Estella has a floor area of about 104 sqm. while Selena, the smallest model, has a floor area of 82 sqm.
