Zitan shows way in transit-oriented developments

MANILA, Philippines - More property developers are realizing the value of transit-oriented projects to complement the fast pace in the urban jungle. These types of developments refer to mixed-use communities — most common of which are condominiums — linked directly or indirectly to mass transport systems. These forms of urban developments are seen to provide a huge lift in helping countries address the concerns of the modern world in a manner that creates minimal impact to both the environment and the economy.

With a huge chunk of today’s urban Filipinos realizing the immense amount of their resources being put to waste—with Metro Manila’s traffic situation getting worse by the day and the plight of transportation facilities posing an unnecessary burden to the commuting public—local developers have begun to introduce innovative solutions in the form of integrated transit-oriented developments.

A study conducted by Colliers International Research revealed that, of the 101 condominium developments (offering close to 57,000 units in total) in Metro Manila, 44 buildings are actually located along the Metro Rail Transit (MRT) that traverses end-to-end via EDSA from Baclaran in Pasay City to North Ave. in Quezon City.

One of the most remarkable developments that sit along this strategic area is Zitan of Greenfield Development Corp. (GDC). This 35-story residential tower is an integral part of the newly master planned Greenfield District, a 12-hectare property bound by EDSA, Shaw Blvd., Sheridan, and Reliance Streets in Mandaluyong.

“Flanked by main thoroughfares and only a couple of minutes away from Makati, Ortigas, Bonifacio Global City, and even Quezon City, Zitan offers future residents an exclusive access to a dynamic host of lifestyle opportunities that abound in the area,” said Duane A.X. Santos, GDC executive vice president.

“Zitan emphasizes our thrust to promote smart and connected living by offering urban individuals an unparalleled access to malls, lifestyle centers, green open spaces, and offices, among others, by being integrated into the Greenfield District’s masterplan. Aside from this, the property also connects residents to the entire metropolis with its proximity to the MRT-3, as well as to a few transportation hubs.”

Zitan also offers fiber-to-the-floor technology, consistent with the development of the smart and connected Greenfield District. This enables residents to be connected to the world via the Internet with unparalleled speed.
