Buying into the Ayala Alabang lifestyle

MANILA, Philippines – A newly launched Avida Towers community in upscale Alabang in Muntinlupa is generating heightened market interest and experiencing brisk sales among residential condominium projects in Southern Metro Manila. According to Dez Cruz, head of Residential Buildings of Avida Land, Avida Towers Alabang has exhibited a quick take-up rate since it was introduced to the market in April.

“We are pleasantly surprised by the interest potential homeowners have shown in the project considering that there are a number of other residential condominium developments in Southern Metro Manila that were launched earlier,” said the key officer of the affordable housing arm of property giant Ayala Land. Avida Towers Alabang is a two-tower project within a prime 5,000 sqm. location in Ayala Land’s Madrigal Business Park. It is set for completion in 2013.

Most of Avida Towers Alabang buyers are residents of Muntinlupa, Las Pinas and Paranaque, she disclosed. Many of them frequent Alabang Town Center (ATC), the mall developed by Ayala Land to serve affluent homeowners of its residential subdivisions within the area, and which is within walking distance to Avida Towers Alabang.

She explains: “Their familiarity with an Ayala Land community through ATC has helped them realize the advantage Avida Towers Alabang will offer because of its prime location. Church, schools, malls, supermarkets, cinemas, medical facilities are all within walking distance of the project.

“At the same time, Ayala Land communities have been known to appreciate in value over time because they are managed and planned well. This reassures our homeowners that they will get the best value for their money over time.”

Most of Avida Towers Alabang buyers have been entrepreneurs, middle managers or top executives. They seem to have previously owned homes before, according to Cruz. “They have been quick to buy into the development because they realize that there will only be two towers.”
