Emerging premium middle-market developer SM Development Corporation, the residential property arm of the country’s retail and mall giant SM, has formally introduced the 22-hectare Lindenwood Residences at Susana Heights, its first horizontal development located in Muntinlupa City.
Set on gently rolling hills with lush green belts and year-round cool breeze from Laguna de Bay, American country-themed Lindenwood Residences is the second property venture south of Metro Manila of publicly listed SMDC, which initially offers a total of 390 lots with an average cut of 350 square meters this year.

Chikiamco said Lindenwood Residences is a mere five-minute drive from Alabang and only 30 minutes away from the Makati Central Business District through the South Luzon Expressway via the Susana Heights interchange.
Other high-end properties in the south are located in Bacoor and Mamplasan in Cavite and Canlubang and Sta. Rosa in Laguna. The site of Lindenwood Residences was once part of the huge mango orchards of the landed Madrigal family.
Targeting new couples, starting families and overseas-based and local retirees, Lindenwood Residences features one- to two-story American country-style homes characterized by spacious yards, wide porches with swings, white picket fences and verdant gardens, which suit the property’s natural terrain, high elevation and serene environment.
Lots are priced at an average P10,000 per square meter, which Chikiamco said offers “extreme value-for-money as this pricing is pre-development pricing for developed lots”.
Chikiamco said a typical Lindenwood lot would cost about P3 million to P3.5 million, and with at least the same amount to be spent on construction, a house and lot would cost about P7 million.
“We would like to share the upside increase in prices to our first buyers who appreciate not only the breathtaking charm and inherent appeal of the place but also its great investment potential.
