CLI ushers sustainable living with latest township project
CEBU, Philippines — Publicly-listed real estate developer Cebu Landmasters, Inc. (CLI) has unveiled Pristina Town, a 7.2-hectare mixed-use township in northern part of Cebu City, marking a strategic move to cement its dominance in one of the Philippines’ fastest-growing urban corridors.
Anchoring the development is North Grove, a P5.4 billion garden-themed residential enclave tailored to the region’s expanding mid- and upper mid-market.
The project, developed under Cebu Homegrown Developers Inc.—a joint venture between CLI and Ixidor Holdings—is the latest in CLI’s portfolio of master-planned communities across high-growth VisMin cities.
Blending residential, commercial, and institutional components, Pristina Town is positioned as a sustainable urban hub designed to align with Cebu’s evolving landscape and infrastructure buildout.
“Pristina Town is envisioned to be a catalyst for the North Growth Center, which is rapidly transforming northern Cebu into a vibrant, resilient, and inclusive economic zone,” said Jose Soberano III, CLI Chairman and CEO.
“This township reflects our commitment to responsible, future-ready development, incorporating sustainability principles and liveability at its core,” Soberano added.
North Grove will serve as the township’s residential anchor, comprising two mid-rise towers—Lumina and Terra—with over 1,000 residential units and a 3,800 sq m retail podium.
Targeting the growing demand for lifestyle-driven urban housing, the project integrates biophilic design and green infrastructure into its vertical communities.
Lumina, offering 386 units, emphasizes low-density living and wellness features such as a sky garden, fitness center, and zen spaces. Terra, with 643 units, draws inspiration from forest design and offers communal amenities reflective of CLI’s “green-first” development ethos.
Units range from compact studios to garden one-bedrooms, all designed to maximize natural light and ventilation.
The project includes bike lanes, wide pedestrian pathways, smart street lighting, and rainwater catchment systems for irrigation—elements aligned with rising consumer preference for sustainable, tech-enabled urban environments.
The launch follows the success of CLI’s Mandtra Residences, further strengthening its position as a dominant player in the VisMin property market.
According to Colliers Philippines’ 2024 Real Estate Market Study, CLI remains the top-performing developer in the region, buoyed by strong take-up rates and continued investor interest in integrated community formats.
Pristina Town reflects a strategic bet on Cebu’s northern corridor—a region experiencing rapid infrastructure development, population growth, and an influx of investment activity.
CLI’s move mirrors broader shifts in the Philippine property market, where decentralization from Metro Manila is accelerating demand for smart, mixed-use communities in provincial urban centers.
