CEBU, Philippines — A group of real estate experts and property lawyers have come together to offer a comprehensive, one-stop-shop solution for real estate buyers and sellers in Cebu.

Called LandTitlePRO, the newly launched company aims to be a game-changer for the local property market and seeks to streamline the often complex process of buying, selling, and managing properties by bringing together a diverse range of expertise under one roof.

One of the company’s objectives is to elevate the professionalism of services within the real estate industry and eradicate the long-standing dependence on intermediaries, commonly known as fixers.

“Many people get overwhelmed with the amount of paperwork and legalities involved in buying or selling property. Our role is to make sure that everything is done correctly, legally, and promptly,” said LandTitlePRO operations head Frederick Abello in a press conference.

The move comes at a time when Cebu is experiencing a surge in real estate development, particularly in the condominium and commercial property sectors. The real estate boom, fueled by the city's growing economy and attractiveness to investors both local and foreign, has seen an influx of buyers seeking properties for both personal and business use.

However, along with this growth, there has been an increasing demand for professional services that can simplify the real estate process, which often involves navigating legal complexities, title transfers, financing options, and construction considerations, Abello said.

Recognizing the need for a more seamless approach to real estate transactions, the group of experts – which includes licensed brokers, legal advisors, real estate appraisers, and financial consultants – is offering an integrated service package that caters to every stage of the real estate transaction process.

Located in Mandaue City, LandTitlePRO, Abello said provides services that eliminate the common roadblocks encountered by buyers and sellers, particularly in dealing with legal documentation, financing, and due diligence checks.

"Cebu's real estate sector is growing at an unprecedented rate, but with this growth comes the need for a more efficient and reliable way to handle property transactions. By bringing together experts in real estate and law, we are not only making the process more convenient for buyers and sellers but also ensuring that all transactions are legally sound and free from potential issues down the line,” added Abello.

Atty. John Arley Palma, the company’s chief executive officer(CEO) explained that LandTitlePRO’s main goal is to serve the public “because not everybody knows the processes and requirements in every real estate transaction. We are here to guide them and help them complete their requirement checklist.”

Among the services the company offers include title transfer, tax declaration ownership title, property research and due diligence, BIR certificate authorizing registration processing, extra-judicial settlement processing, real estate property appraisal, estate tax processing, lot relocation survey, and preparation of real estate sale/donation documents.

Real Estate Trends in Cebu

Cebu's real estate market continues to show strong growth, driven by several key factors including infrastructure development, a rising middle class, and an influx of foreign direct investment. Major infrastructure projects such as the Cebu-Cordova Link Expressway (CCLEX) and the Mactan-Cebu International Airport expansion have significantly enhanced the city's connectivity, making it an even more attractive destination for property buyers.
